Project Summary

With 30 years of experience in varied business ventures, Iran Toseeh Co. (ITC), a reputable Iranian private company, decided to establish the Entertainment City project. For this purpose, the company has acquired more than 500 hectares of land from the private sector in the Alborz province with great potentials.

ITC is looking for partners and financers for the implementation of this unique ultra-modern project in the immediate vicinity of Payam Special Economic Zone in Alborz Province, Iran, in accordance with a permit granted by the cabinet of the Islamic Republic of Iran certifying the project as the ‘International, Exemplary Tourist Area of Iran Toseeh’.

Currently, the relevant governmental licenses have been granted and the project is ready to undergo its constructional phases. Some of the project components, such as the Equine Quarantine, central Racing stables and Equine Academy office buildings have already been constructed on the site.

Porject Components

The project is the first of its kind in the country and is definitely a unique undertaking, which combines a 5-Star hotel overlooking a state-of-the-art horse-racing arena, equestrian centers, a pony club, breeding and training complexes with commercial, entertainment and other venues such as golf club, water park, ice skating facilities, a polo field, sport facilities, health village, educational & cultural center, villas, restaurants, a traditional bazaar, residential and office spaces in the form of an Entertainment City designed based on international standards. The Project tries to respond to the needs of the residents of Tehran province as well as other provinces and tourists by offering a place that integrates sport, entertainment, retail activity and tourism infrastructure all under the same roof.

Project Phases

The Project shall be executed in two separate phases. In the first phase of the Project, all for the aforesaid facilities will be constructed; however, the total build-up area of residential spaces shall be limied to 159.000 sqm whereas the total built area of the project shall be 599.266 sqm covering a ground area of 1.970.000 sqm. In the second phase of the project, the total Build-up area of the residential spaces shall be increased to 4.890.000 sqm covering a total of an area of 3.130.000 sqm. Once the second phase of the Project is completed, 23.54% of the Project area will be under construction and the remaining surface area will consist of green spaces, parking and routes.

• A 5-star Hotel: 546 rooms estimated with 52,939 c.m. total subtraction with a view over the Racecourse Finish Line

• Equestrian & Racing areas: Racing and Jumping stables, arenas, racing units and grounds will cover 156,391 s.m. with 35,257 c.m. substruction

• Sport complexes comprise an integral part of the project. Centred around equestrian and horse racing facilities, it also comprises a Golf course, Tennis courts, a Bowling centre, a Game centre, Gymnasiums and Beach Football facilities.

• Residential villas- EC project comprises a series of luxurious villas & grounds, overlooking their private lakes and green spaces for national & international clients

• Cultural centers; Including the Academy of Horse Sciences: considering its experience in implementing a number of successful training courses, ITC intends to take a fundamental step in promoting the Iranian horse industry by helping to develop a specialized workforce in this field.
